The villa boasts 2 spacious bedrooms, each with double beds, to comfortably accommodate up to 4 guests. The 3 bathrooms, all with showers, ensure maximum privacy and comfort for all guests.

The independent kitchen is fully equipped with all the necessary appliances, including a refrigerator, freezer, oven, dishwasher and coffee machine. You can prepare delicious meals to enjoy in the dining area or outdoors, on the terrace or in the private garden.

The villa also offers numerous amenities to make your stay even more enjoyable, such as air conditioning, heat pump heating, Wi-Fi and a TV in every room. In addition, you can relax in the private pool (4x4 metres) or enjoy moments of relaxation in the garden, where you will also find a barbecue and outdoor furniture.

The location of the villa is ideal for families, being situated in the heart of the city of Noto, just 3 minutes' walk from the Lido di Noto beach and a short distance from restaurants, cafes and other services. Furthermore, Catania Airport is only 90 km away, while Noto train station is just 2 km away.

three floors. It’s your personal oasis where you can dip into the cool waters, unwind under the sun,
and sip your favourite drink. On arrival, you feel like you’re inside a private sanctuary: a quiet and
luxurious retreat away from the bustle of town, tourists and travelling.
All the villa is thoughtfully appointed with handpicked furnishings and artworks that reflect the best
of Sicilian and international art and design. Soft, neutral colours and natural materials blend
seamlessly to create a calm, memorable space. It has all the amenities and feel of a home, with a
quiet luxury sophistication and a range of outdoor spaces to enjoy the warm Mediterranean climate.
On entry, you arrive at the focal point of the villa: the welcoming outdoor Riad courtyard with the
pool. Here you can sit on a long corner sofa, surrounded by climbing rosemary and lush banana
trees. All the ground floor rooms look onto this courtyard, with sliding doors that open to connect
the outdoors with the indoors. At night the seating space and pool are automatically lit up, with soft
lighting, to create a perfect space for cocktails and conversation.
Immediately off the courtyard garden is the superbly equipped kitchen with a Nespresso coffee
machine, dishwasher, and Grundig electric oven and hob. A large handmade iron table with swivel
leather chairs that can seat six, creates a perfect informal dining space for breakfast pastries bought
from the bakery a short walk away. A beautiful antique wooden pantry offers everything you need
to cook and prepare aperitifs. There is a small bathroom with a useful and functional laundry room.
Next to the kitchen - with glass doors that open onto the courtyard, there is a bright dining room
with a sophisticated style: designer table, lamps, an antique Sicilian mirror and modern Japanese
paintings. Here you can enjoy dinners, or a useful workspace, with views of the garden.
To the right of the dining room, is a relaxing reading room. The walls are painted in calm grey,
designed for total relaxation and decorated with antique white frames. A cosy white linen sofa is a
perfect spot to read a book while sipping a cup of tea or a glass of Sicilian Nero D’Avola wine.
Overlooking the swimming pool, is the cinema room. Inside, you will find a double king-size sofa,
perfect for lounging in the afternoons when the sun changes direction, During the day, you can fold
back the large glass sliding doors to make the room part of the outdoor Riad; by night you can enjoy
a film, thanks to the video projector and cinema screen that comes down from the ceiling.
The bedrooms
Each bedroom is infused with the tranquil spirit of Noto. Our two en-suite bedrooms offer a perfect
blend of traditional charm and contemporary comfort, ensuring a stay that is both refreshing and
enriching. The first air-conditioned double room is privately located, equipped with a large
cupboard, television and a bathroom with shower. It is accessible from the courtyard, but also has a
private entrance from the street. The second bedroom on the first floor is also finely furnished, with
Japanese art and minimalist colour palette and an en-suite bathroom. It is well equipped with a fan,
television and very large double wardrobe perfect to store all your clothes and luggage.
The secret terrace
In an additional surprise, further up from the second bedroom is a third floor: a beautiful 40 square
meter private roof terrace, framed by cactus plants with a sweeping open vista across the town. The

outdoor table for six, sitting area and barbecue area is ideal for starlit evenings, sunbathing or to use
our yoga mats for gentle outdoor yoga. As the sun sets below the horizon, our terrace transforms
into an enchanting setting for relaxation and connection. The soft glow of thoughtful designed
lighting, and the occasional clink of glasses create the perfect ambience to relax and reflect on your
day’s adventures. What more do you want from life!
Location
This is a unique property, located with an easy five-minute walk to the centre of Noto and its
restaurants, shops, bars or local bakery for your early morning pastries. The excellent beaches of
Lido di Noto are within a twelve-minute drive giving you the perfect city-beach blend. It’s an hour
drive from Catania airport, and a perfect location to make your base for a long stay to visit Ortigia,
Ragusa, Modica, Marzamemi, and the Vendicari nature reserve – all less than 45 minutes away.
Amenities
There is excellent WiFi throughout the property. All the rooms are air-conditioned but are also cool
during the summer due to the thick old walls of this historic building. The villa has private indoor
parking, only suitable for small cars such as Fiat 500s or similar. For larger cars, it is easy to find
parking outside in Via 20 Settembre near the house. Parking is free of charge.
